1. How much is my home worth?

Your home is worth everything to you because you invested into it for the period of time you lived there. Listing your home will allow me the opportunity to share with you the local market sales and prices, which will help determine a price point for your home. Interior and exterior upgrades sometimes can or cannot play an important role in determining a price for your home. I will use the local market trends to help convey to you a price that is both competitive and achievable.

2. What must I accomplish in order to prepare my home for potential buyers?

There are many things you can always do to improve your home for selling. However, upgrading your entire home will not always effect the price of the home or give you a greater return on the home if it closes.

Here are a few things you can do to help prepare you home for selling:

  1. Have a Home Inspection completed.
  2. Get estimates: If your home inspection uncovers necessary repairs you can’t fund, get estimates for the work. The figures will help buyers determine if they can afford the home and the repairs. Also hunt down warranties, guarantees, and user manuals for your furnace, washer and dryer, dishwasher, and any other items you expect to remain with the house. Some major items that may help sell your home would be renovating bathrooms and kitchens. These features are living spaces that buyers appreciate not having to update them themselves.
  3. Make minor repairs: Not every repair costs a bundle. Fix as many small problems — sticky doors, torn screens, cracked caulking, dripping faucets, holes in the wall, rooms in need of a fresh coat of paint — as you can.
  4. Clear the clutter: Clear your kitchen counters of just about everything. Clean your closets by packing up little-used items like out-of-season clothes and old toys. Install closet organizers to maximize space.
  5. Do a thorough cleaning: A clean house makes a strong first impression that your home has been well cared for. If you can afford it, consider hiring a cleaning service. If not, wash windows and leave them open to air out your rooms. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Wash light fixtures and baseboards, mop and wax floors, and give your stove and refrigerator a thorough once-over.
  6. Curb appeal: The first thing potential buyers see when they drive up to your home is your yard. Be sure to maintain your lawn and do any needed pruning to shrubs and plants.
